For Sellers: My priority is not only the successful sale of your home but more importantly, to ensure your real estate experience is satisfying and as stress-free as possible. At the selling consultation, it is important for me to find out exactly why you are selling your home and how soon you need it sold. This information is important because it will help me determine the best marketing and pricing strategy based on your needs.

PROCESS
FIRST IMPRESSION
Selling a home requires expertise. As your real estate broker through my extensive network of clients, industry
relationships, community connections, and a custom, multi-channel marketing approach, I will help you articulate, position, and share the unique story of your property. Every listing has a story and my marketing strategy enables us to strategically target and share that story.
In today’s market having an eye on the future and being innovative is a must to stay ahead of market trends. My commitment to you is to provide exceptional service and deliver results.
FOR FUTURE DIVIDENDS
We will discuss recommendations and a To-Do list, prior to setting the date for photography and videography. This also may include completing any necessary inspections or repairs. Most documents you will need to gather will be from your HOA (if applicable) and your mortgage company for the payoff amount. We will also go over disclosures and other documents required for the sale.
THE LISTING PRICE
A listing generates the most interest for buyers when it first goes on the market. Correct pricing is key. I will analyze the market to price your home accurately.
- Starting too high and dropping the price can hurt your listing. Buyers are often hesitant to buy homes that have been sitting on the market longer than other homes and will try to negotiate pricing down even more.
- Competitive pricing and marketing generates the most showings, offers and least days on the market.
SHUT OUT A SALE
Our exclusive marketing plan, is a detailed process with
multiple components that we will present to you at the listing appointment. One part of that process is our visual
marketing plan that is comprised of:
- Photography
- Videography
- Virtual Tours
- Floor Plans
- Virtual Staging
- Signage
NEGOTIATIONS
Depending on market conditions and on your particular property, I will typically attempt to solicit multiple offers over the course of a week long listing period. Once we receive one or more offers, I will work with the all of the buyer’s agents to arrive at the highest priced offer with the most favorable terms.
- When reviewing we will go over all terms in the Purchase Agreement and net profit of each.
- Some offers may be more advantageous than others with fewer contingencies, stronger financing etc.
- As your advocate I will help you determine which offer is best for you.
MUTUAL ACCEPTANCE TO CLOSING
The Purchase Agreement may be contingent on the buyer conducting a home inspection of the property.
- Timeline for this will be determined in the Purchase Agreement (typically 5-10 days).
- Requests for repairs or further negotiations following the inspection may arise if the buyer is obtaining financing.
Their lender will send an appraiser out to do a valuation of the home.
- Results are given usually within 7-10 days.
- If the appraisal comes in lower than the sale price, additional negotiations will take place.
- Once this process is complete most of what occurs takes place behind the scenes.
- Onward to closing!
YOUR CLOSETS
Prior to closing the buyer should conduct a final walk through. This time is for the buyers to check that the home is move-in ready, and any requests or personal property that were negotiated have been addressed or are present.
- Typically done the day before, or day of closing.
- If you are not already moved out of property, please follow terms of contract.
- Contact all of your utility providers to stop, start or transfer services. Also, be sure to change your address and forward mail.
APOLOGIZE
No matter how humble your abode, never apologize for its
shortcomings. If a prospect volunteers a derogatory comment about your home’s appearance, let an experienced real estate broker handle the situation.
